Beresford Creek Charleston South Carolina in the Daniel Island area. One of the oldest streets on this river-bordered peninsula is Clements Ferry Road, a main artery that runs all the way back to Cainhoy. Up until about 10 years ago, it was a quiet, country road with a handful of homes scattered along the way. Then Interstate 526 opened up, making Daniel Island easily accessible to the rest of the Lowcountry.  Residential developers poured in, but they concentrated mostly on the Wando River side of the peninsula, where a large planned community (Daniel Island) was taking shape. It wasn’t until recently that new neighborhoods started popping up along Clements Ferry Road.   Among them is Beresford Creek Landing, a custom-home community about a mile north of the interstate along the deepwater creek for which it is named. The creek cuts through the peninsula, giving boaters access to both the Wando and Cooper rivers.  Like the new Daniel Island neighborhoods to its south, Beresford Creek is a family-oriented community with sidewalks on both sides of the street and traditional-style houses with large porches. But that’s about where the similarities end.
Beresford Creek isn’t part of a mega-development. It’s relatively small - 144 lots - and somewhat isolated. It’s tucked well off Clements Ferry Road and is far enough away from the interstate that you have to try hard to hear any car traffic.   The home sites are large compared with most new neighborhoods, ranging from one-third to three-fourths of an acre. A total of 24 lots front the creek and a number of others offer water views. Many lots back up to ponds, marsh or woods.
   The developer was Southern Lifestyles, a Pinehurst, N.C.-based company that specializes in waterfront communities in the Carolinas and Tennessee. A handful of custom builders were used in the neighborhood. Buyers ccould choose a house in inventory or have one built using their own builder or one of the community’s preferred builders. A few lots remain. Most lot purchases require that a house be built within two to three years, but there are some home sites that have no time restrictions.  All 24 waterfront lots were approved for private docks. Homes must be at least 2,000 square feet on an interior lot and 2,800 square feet on a waterfront lot. Only crawl-space and raised foundations are permitted. Exterior siding material is limited to upgraded products, such as cement plank and stucco. Garages must have side entrances.  Typical home features include high ceilings, large porches, hardwood floors, extensive molding and upscale appliances.
   “Our homes feature superior craftsmanship and beautiful curb appeal,” Moore said. The neighborhood has a host of amenities, including a community dock and adjoining waterfront park area. There's also a clubhouse, junior Olympic swimming pool, two lighted tennis courts and a 1-acre boat storage area. The homeowners’ association fee is $850 per year, Moore said. Beresford Creek Landing is in Berkeley County and in Charleston city limits. The public schools for the neighborhood are Daniel Island Elementary, Daniel Island Middle and Hanahan High School.
